Rabina and Park Tower to build on NYC site in Brooklyn

A new residential building, slated to top out at 840 feet and become the second tallest in Brooklyn, could soon rise on an underutilized site above the DeKalb MTA station.
Speaking to real estate executives at a Midtown South forum run by The Real Deal, Mayor Eric Adams announced that Rabina and Park Tower will develop the 72-story building at 395 Flatbush Avenue while the city will seek to change the zoning. The developers currently control the site through their lease of city land.

A rezoning would allow the current 350,000-square-foot Verizon call center to be demolished and the 1.5 million-square-foot tower to rise in its stead. The project would create 1,263 apartments with approximately 253 to 379 designated as affordable at or below 80% of the area median income.
The new 467M program provides a full to partial waiver of property taxes that gradually lessens over 35 years. If 25% of the units are rented to those with incomes at an average of 80% of the AMI, 5% of those unit occupants must be at 40% AMI and will likely include homeless individuals or families.
The developers would also create a 4,750-square-foot public plaza adjacent to Fulton Street, add landscaping, widen sidewalks and spruce up the subway entrance.


"You elected me to get shit done, and I came into office and do just that," Mayor Eric Adams said of his housing proposals.
